How That Differs From a Lender
A lender is the financial institution that actually:
- Reviews and underwrites the loan
- Sets the rates, terms, and conditions
- Issues approvals or declines
- Provides the funds at closing
We do not make credit decisions, set interest rates, issue commitments, or provide funding. All lending activity is performed by independent, licensed lenders.

After evaluation, your completed file may be forwarded to suitable third‑party lenders for underwriting approval. We are a commercial‑loan broker and consulting firm.
